A Gentle Pace and Plenty of Choice, DN10 6 Market Demand — June 2026

Hello there! Richard Badger here. If we haven’t bumped into each other yet at the coffee shop in Bawtry or out walking the dog near the High Street in Misson, it’s lovely to virtually meet you.

I’ve been looking at the latest numbers for our lovely patch of the world, and there is one figure that really jumps off the page: 16.7.

Now, that might just sound like a random number, but here is what it actually means. If every estate agent in the DN10 6 postcode area decided to stop putting new houses on the market today, it would take nearly a year and a half—about 17 months—to sell all the homes currently sitting on our books.

Think of it like a very relaxed Sunday lunch. Nobody is rushing, there’s plenty of food on the table, and you can take your time choosing exactly what you want.

What’s happening in our neck of the woods?

Right now, the DN10 6 area is what we call a “Buyer’s Market.” From the leafy lanes of Austerfield to the quiet corners of Newington, the power has shifted firmly into the hands of people looking for a new home.

Imagine walking into a bakery at the end of the day. Usually, there might only be one loaf left and you’d have to grab it quick before someone else does. But right now in DN10 6, it’s like walking in and finding every shelf still full of fresh bread. You don’t need to sprint to the counter; you can stay a while, look around, and maybe even ask for a better deal.

The numbers behind the feeling

Across the whole of DN10 6, we currently have 57 properties looking for new owners. However, over the last few months, we’ve been seeing an average of just 4 sales actually crossing the finish line each month.

When you do the maths, that means only about 6% of the available homes are changing hands every thirty days. It’s a very calm, steady pace. We aren't seeing the "sold in 24 hours" madness that we might have seen a few years back. Instead, buyers are being very careful and taking their time to find the "just right" spot.

From Brunswick Mews to Little Acres

We are still seeing some lovely homes find new families, though. Recently, a beautiful spot in Brunswick Mews, just off the Great North Road in Bawtry, sold for £800,000. Over in Austerfield, a home at Little Acres on the High Street went for £515,000. People are still moving, but because the average asking price is around £334,576 while the average price people are actually paying is £296,302, there is a bit of a gap. Sellers are asking for a certain amount, but buyers are successfully whispering for a bit of a discount—and they're getting it.

What does this mean for you?

If you’re thinking of selling: You need to be the "best loaf in the bakery." Because there are 57 other homes for buyers to look at in DN10 6, your house needs to look tip-top and, most importantly, be priced very sensibly. It might take a little longer to find "the one," so patience is definitely a virtue this June.

If you’re thinking of buying: You are in a fantastic position. You have the luxury of choice and the time to breathe. You don’t need to make a snap decision. You can visit a house twice, or even three times, and feel confident that you have room to negotiate on the price.

If you’re staying put: Your home is still your castle! While the market is moving slowly, the DN10 6 area remains a highly desirable place to live. Demand is just a bit "sleepy" right now, which is perfectly normal in the cycle of a local neighbourhood.

Whether you're in Bawtry, Misson, or Austerfield, the market is currently a marathon, not a sprint. If you fancy a chat about what your own four walls might be worth in this "buyer’s world," give me a shout!
